POSITION SUMMARY
Primary responsibility is monitoring the company’s extensive portfolio of real estate leases to ensure option notice deadlines are met and rents remain in-line with the prevailing market.
Our Real Estate Asset Manager oversees the internal lease renewal process by negotiating directly with landlords and their representatives (such as real estate agents, lawyers, and property managers) to achieve reductions in rent liability and/or other desired lease modifications benefiting the company; draft and/or modify related legal documents to accurately reflect the mutual agreement of both landlord and tenant; interpret and advise management on all terms of real estate leases and related documents (modifying such documents as needed); and personally compose and prepare all supporting documents (e.
g.
leases, subleases, exhibits, addendums, tenant improvement work letters, amendments/extensions, etc.
).
In addition, our Real Estate Asset Manager ensures all final documents are approved and properly executed by multiple levels of management.
Must possess a successful track record of independently drafting and negotiating commercial real estate leases and other related documents.
REAMs must independently coordinate, negotiate and track first and subsequent lease drafts from LOI to execution.
KEY RESPONSIBILITIES
Intensive and creative negotiations (both written and verbal) with the company's landlords, as directed by the Sr.
Real Estate Portfolio Manager and Sr.
Real Estate Asset Manager, to achieve desired modifications to real estate leases.
Drafts legal documents for review (typically amendments to leases)
Maintains and updates a database of leases.
Provides updates on the status of leases and negotiations to various in-house parties.
Ensures various legal documents to county clerks/recorders are recorded and returned to AutoZone.
Perform quality control checks of all completed transactions
EDUCATION AND/OR EXPERIENCE
Minimum of 5 years of experience in real estate portfolio management and/or real estate lease transactions.
Bachelor’s degree and/or paralegal certificate preferred.
Extensive experience drafting and negotiating commercial real estate leases and related legal documents.
Exemplary verbal and written language and grammatical skills, including the ability to interpret and abstract complex lease documents, independently draft real estate related legal documents, and negotiate final lease terms with landlords and their attorneys.
Must be highly organized and able to manage multiple projects and be extremely detail-oriented.
Proficient in Microsoft Word, Excel, and Outlook, as well as Adobe Acrobat.
Ability to effectively facilitate all departmental transactions simultaneously.
Ability to self-manage and take initiative.
Occasional travel (less than 5%), both via automobile and airplane
Ability to interact and collaborate with Store Operations, Regional Managers, and Vice Presidents to achieve common goals.
