*JOB OVERVIEW:* Responsible for the repairs, maintenance, upkeep and replacement of the property's refrigeration and heat/air conditioning equipment in accordance with hotel standards.
Will assist in other areas of Engineering as assigned.
*REPORTS TO:* Chief Engineering, Director of Engineering *SUPERVISES:* N/A *WORK ENVIRONMENT:* Engineering workshop, all areas of the hotel.
Working on stepladders and in small-enclosed areas and around high noise levels.
Job involves working: · under variable temperature conditions (or extreme heat or cold).
· outdoors/indoors.

· around dust and/or mite hazards.
· around chemicals.
*KEY RELATIONSHIPS:* Internal: Engineering, Housekeeping, Kitchen and other hotel staff.
External: Hotel guests and visitors, air conditioning and refrigeration supply vendors, outside contractors.
QUALIFICATIONS Essential: 1.
5 year(s) experience as a commercial mechanic.
2.
Working knowledge of refrigeration and HVAC equipment.
3.
Knowledge of proper chemical handling and disposal.
4.
Working knowledge of: a) health codes b) local mechanical codes c) national/local fire codes d) blue prints and wiring schematics e) power and hand tools, meters, etc.
as it relates to the technical trades 5.
Fluency in job related English, both verbal and non-verbal.
6.
Provide legible communication and directions.
7.
Compute basic mathematical calculations (add, subtract, multiply and divide numbers in processing charges).
8.
Ability to: · interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.

Maintain complete knowledge of correct maintenance and use of equipment.

Anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and whatever time of day.

Maintain positive guest relations at all times.

Resolve guest complaints, ensuring guest satisfaction.
6.
Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
7.
Receive daily work assignments from Chief Engineer/Supervisor and review priorities and special projects.
8.
Organize materials, tools and equipment to perform daily assignments.
9.
Maintain time lines and work schedule in accordance with the preventive maintenance program.
10.
Check work orders and night report for any problems.
Make rounds checking these problem areas and note any information needed or safety concerns in the hotel.
11.
Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office.
12.
Maintain par stock levels of standard fixtures and other supplies.
13.
Operate, maintain and repair or replace of the property's heating, ventilation, air conditioning, refrigeration systems which include: a) air handling units b) controls c) filters d) dampers e) bearings f) coils (heat/cooling) g) heaters h) thermostats i) pulleys 14.
Refrigeration: a) coolers b) freezers c) ice machines d) mechanical equipment, pneumatic controls and air compressors systems: e) oil separators f) water separators and dryers g) air dryer cooling systems h) air regulators i) cooling tower operation j) hot water heater safety and controls 15.
Perform kitchen services, including but not limited to, the operation of maintenance, repair or replacement of the property's kitchen equipment and fire/life safety systems.
16.
Perform plant operations services, including but not limited to, the economical operation of maintenance, repair or replacement of the property's plant equipment and systems, which include chillers and cooling towers.
17.
Maintain on all pumps including chilled water and condenser pumps, packing glands and drip lines, couplings, alignments, greasing of motors, and changing or repair of motors and pumps.
18.
Changes filter banks and maintain electrostatic filters according to schedule.
19.
Perform preventative maintenance on: a) fan coils, air handlers and related system controls (thermostats, ducting, etc.
) b) all guest room heating and air conditioning units c) H.

Maintain complete working knowledge of the latest techniques in electrical installation, maintenance, replacement or repair of refrigeration/HVAC services, fixtures, and equipment.
21.
Exercise safety precautions when working on equipment (use of safety signs, etc.
).

Prepare and complete any and all logs, service requests, paperwork, etc.

23.
Maintain the proper use, cleaning, maintenance and storage of all tools.
24.
Maintain cleanliness and organization of work areas to include: a) inventories b) requisition (receipt and storage) c) trash removal and clean up 25.
Handle chemicals for designated uses/surfaces.
26.
Ensure security of any assigned keys.
27.
Initiate cost estimates of labor and materials for specific projects.
28.
Complete all paperwork and closing duties before leaving.
Review status of assignments and any follow-up actions with the Supervisor.
*SECONDARY JOB FUNCTIONS* 1.
Assist with any special projects assigned.
2.
Assist with room’s maintenance.
3.
Assume the responsibilities of the Duty Engineer, which includes carrying the pager, conducting rounds and checking building equipment.
4.
Attend designated department and staff meetings.
5.
Recommend energy saving ideas.
6.
Recommend safety ideas; participate in fire prevention and other life safety programs.
